Acquisitions and divestments for I am Home in Sweden

Ståhlberg Invest helps the residential developer "I am Home" to acquire land where they can develop sustainable housing. We are also assisting with the disposal of the homes.

 

Client:

I am Home is a residential developer based in Sweden. The company has been in business since 2015 and has a strong sustainability focus. The company's ambition and vision are to enable more people to live in sustainable houses.

What we do:

Ståhlberg Invest is responsible for I am Homes' transactions, which involves acquiring building rights and divesting of completed projects. The collaboration has so far resulted in 1,000 eco-smart homes being developed and sold to institutional clients such as Rikshem, Pictet, and SBB. All projects are environmentally certified according to Miljöbyggnad Silver or better.

Creation and financing of JV in Sweden

I am Home and Pictet have entered a partnership to take a greater role in the development and management of tomorrow's sustainable city, by developing residential projects with sustainability in focus. Ståhlberg Invest advised I am Home and Pictet on the creation of the JV and on the acquisition and financing of the first 400 homes.
 

Clients:

I am Home is a residential developer of multi-family housing. Pictet is a Swiss bank founded in 1805 that primarily provides asset management services to private clients and institutions. The companies share the same values and vision of a sustainable future and environmentally friendly housing. The partnership is a first step in taking a greater role in the development and management of tomorrow's sustainable city.
 

What we did:

Ståhlberg Invest contributed the core portfolio containing 400 residential units to the JV and acted as advisor to I am Home and Pictet during acquisition and financing. The aim of the partnership is to take a greater role in the development of tomorrow's sustainable city, and the ambition is to build 600 environmentally friendly apartments every year. At Ståhlberg Invest, we continue to assist I am Home and Pictet with new acquisitions to achieve this. The partnership also enables I am Home to continue to manage and own completed projects instead of divesting them.

 Acquisition for Slättö in Stockholm
Slättö

Kvarnholmen in Nacka has been transformed from a derelict industrial area into a beautiful and popular neighborhood. With its acquisition of the Ebba Braheskolan, Slättö becomes a central part of the rapidly growing district. Ståhlberg Invest acted as advisors in the acquisition. 
 

Client:
Slättö is an investment company that both enhances existing properties and develop new projects. Slättö always strives for sustainable projects and to contribute to the long-term development of the local community. 

What we did:
Ståhlberg Invest acted as advisor to Slättö in the acquisition of Ebba Braheskolan on Kvarnholmen. The acquisition value was SEK 600 million and included a preschool, primary school, and secondary school for 1,000 children and students. The property is environmentally certified according to Miljöbyggnad Silver. 
 

Acquisition for SEB Domestica in Stockholm
Domestica

SEB Domestica wanted to acquire newly built residential projects that had not yet reached the market. Thanks to our broad network of contacts, Ståhlberg Invest were able to help acquire as many as 130 rental apartments in Vallentuna. 
 

Client:
Domestica is a fund managed by SEB Investment Management, offering institutional investors exposure to newly developed rental properties.
 

What we did:
Ståhlberg Invest acted as advisor to SEB Domestica in the acquisition of 130 newly constructed rental apartments in Vallentuna. The homes are acquired by Veidekke Eiendom and are part of the new Åby Ängar district. The property is expected to have over 5,000 sqm of lettable area and will be Nordic Swan Ecolabelled.
 

Acquisitions for Vastint in the Nordics

Vastint entered into an agreement with Marriott International to create several new lifestyle hotels under their new brand. Ståhlberg Invest has the mandate to acquire land for the development of new hotels in the major Nordic cities. 
 

Client:
Vastint is a developer and long-term investor in commercial and residential real estate. The company is based in Amsterdam and is owned by the Interogo Foundation, which also owns the Inter IKEA Group. 
 

What we do:
Vastint entered into an agreement with Marriott International to create lifestyle hotels under their new Moxy brand. Ståhlberg Invest was mandated by Vastint to acquire land for the development of new hotels in the major Nordic cities. To date, Vastint has secured 40 hotel sites for Moxy in Europe. With such rapid success, they have expanded their target to include several other brands, which form part of Vastint's long-term investment portfolio.
 

Investments for Genesta in the Nordics
Genesta

Ståhlberg Invest was involved in creating an attractive property portfolio for Genesta. This was made possible through the acquisition of several vacant office properties and the enhancement of already strong retail locations in the Nordic capitals. 
 

Client:
Genesta is a fund management company that offers institutional investors access to the Nordic real estate market through its range of funds. Genesta has a long-standing focus on sustainability and all properties are environmentally certified. 
 

What we did:
Ståhlberg Invest was part of a larger assignment that included investing Genesta Nordic Real Estate Fund II. This was achieved by identifying two main investment themes - upgrading outdated and vacant office properties in central locations in the Nordic capitals and improving already strong and food-anchored retail locations.


Results:
An attractive real estate portfolio was created through the acquisition of several office properties and retail locations in Stockholm, Oslo, Copenhagen, and Helsinki. The portfolio 

Divestments and financing for Agora in Sweden

Agora, which owned and developed shopping centers and central properties, decided to focus on certain priority cities. Ståhlberg Invest acted as transaction manager for Agora, overseeing the divestment strategy, driving the sales process, and refinancing debt. 
 

Client:
Agora owned and developed shopping centers and centrally located properties in Swedish regional cities. The company, now owned by the listed real estate company Klövern, decided to focus its real estate portfolio on certain selected and prioritized cities. 
 

What we did:
Ståhlberg Invest acted as interim transaction manager for Agora. The assignment included reviewing the divestment strategy and structure and driving the sales processes for the properties that were not part of Agora's future strategy. Based on the characteristics of each property, the marketing and sales process was customized to reach the right buyer for each property. In total, nine properties were sold to five different buyers through exclusive dialogues or structured processes.
 

In addition, the assignment included refinancing bank loans at more attractive terms and replacing or repaying mezzanine loans and other junior debt. This was achieved through close dialogue and meetings with existing banks as well as with new financiers.
 

Results:
Through successful disposals, Agora achieved its future strategy. Particularly pleasing was that the sold shopping centres were taken over by new owners with exciting development plans. Thanks to the refinancing, Agora achieved a stronger financial position, which opened up for investments in the existing property portfolio as well as future acquisitions. The current interest cost on the debt portfolio decreased significantly.

Divestment for Proveloper in Sweden

Ståhlberg Invest acted as advisor when Proveloper sold a padel and car care facility in Piteå. The buyer was NP3 Fastigheter.

 

Client:

Proveloper is a real estate company that develops properties from idea to finished product across Sweden. They also help property owners to rent out individual premises (ändra till lokaler på svensk  version) or entire properties.

 

What we did: 

Ståhlberg Invest assisted Proveloper in a sale of a property in Piteå to NP3 Fastigheter. Proveloper was responsible for the project and delivering a turnkey property and the result was a padel and car care facility. The property is environmentally certified according to Green Building.
